How I Help You Sell Your Home in Johnson County, KS

A pricing strategy, not a guess.

Whether you're selling for the first time or haven't sold a home in decades, I'll help you understand today's competition, decide what preparation is worth your money, and navigate offers, inspections, and negotiations with a strategy that fits your home and your circumstances.

Key takeaways

  • Pricing starts with recent sales and the homes buyers are comparing with yours.
  • Your neighborhood, condition, and timing matter more than a countywide average.
  • Preparation should focus on what is worth doing, not updating everything.
  • Offers need to be considered as a whole, including terms, repairs, and closing timing.
  • You work with me one-on-one from the first conversation through closing.

Why work with Suzanne Hinton?

I’m Suzanne Hinton with RE/MAX Premier Realty. I help first-time sellers, long-time homeowners, and move-up sellers make confident decisions about their next chapter.

I help homeowners sell throughout Johnson County, KS, with a particular focus on Overland Park, Prairie Village, Mission, and Roeland Park. I also represent buyers and sellers throughout the greater Kansas City metro in Kansas and Missouri.

My background as a real estate attorney brings an additional perspective to the details of a sale.

What Does My Experience Mean for You When You're Selling?

Every home is different, and so are the decisions that come with selling it. Here are a few examples of how I approach situations homeowners face before and during a sale.

Pricing

Your Home Isn't Competing With Yesterday's Sales

Recent sales matter, but I also look carefully at homes currently for sale and those already under contract.

Buyers are comparing your home with the choices available to them today. I evaluate how your home's location, condition, features, and overall appeal compare with that competition before recommending a pricing strategy.

Preparation

Do You Really Need to Remove That Wall?

A seller recently thought they needed to remove a wall between their kitchen and dining area before putting their home on the market.

After considering the home's location and its other appealing features, I advised against it. In that situation, I didn't believe the expense would increase the home's value or buyer appeal enough to justify the cost.

Sometimes the most valuable advice I can give you is what not to spend money on.

Anticipating Buyer Concerns

What If a Buyer Notices a Foundation Crack?

In some homes I've listed, I've recommended having a foundation specialist evaluate a potential concern before the home goes on the market.

A buyer may notice a crack and assume there's a serious problem without knowing the facts.

When appropriate, I make the specialist's written findings available to prospective buyers or their agents. That gives buyers information to consider rather than leaving them to make assumptions.

An evaluation doesn't eliminate every concern, but it can help us address questions before they become obstacles.

Responding to Buyer Feedback

What If Buyers Aren't Responding as Expected?

If your home isn't receiving the interest we expected, I don't automatically recommend a price reduction.

First, we review showing feedback and look for patterns.

If buyers consistently believe your home is overpriced compared with similar nearby properties, we'll discuss a price adjustment.

But if buyers are concerned about something like an aging roof, we might have a roofing professional evaluate it and provide an estimate.

Then we can discuss whether a repair, replacement, or seller concession might help address the concern.

The right response depends on why buyers are hesitating.

When You Work With Me, You Work With Me.

When you hire me to sell your home, you work directly with me throughout the entire transaction.

I personally handle your listing preparation, communication with buyer agents, offers, negotiations, inspection matters, and coordination through closing.

You won't be handed off to another agent or team member.

I believe that personal involvement matters, especially when an unexpected issue comes up or an important decision needs to be made.

The steps to selling your home

  1. 01

Understand your home and its competition

We start with your home itself, then look at recent sales and the homes buyers can choose from right now, including those for sale and under contract.

  2. 02

    Decide what is worth doing

Together, we decide which repairs, improvements, or professional evaluations are worthwhile before listing, and which are better left alone.

  3. 03

Market, review offers, and respond to feedback

Once your home is listed, I market it, review every offer with you, and watch showing feedback so we can respond to what buyers are telling us.

  4. 04

    Inspection, negotiation, and closing

I personally handle inspection matters, negotiations, contract details, and coordination through closing, and I explain what each decision means for you along the way.

Common seller questions

+How do you determine what my Johnson County, KS home is worth?

I start with recent sales of comparable homes, but I don't stop there. I also study homes currently for sale and those under contract. I compare their location, condition, features, and appeal with your home to help determine a pricing strategy based on today's competition.

+Can you help me understand my home's value if I'm not ready to sell?

Yes. Many homeowners simply want to know where they stand. I'm happy to help you understand your home's estimated market value, the equity you may have, and what your selling options could look like, whether you're thinking about this year or a few years from now. There's no pressure and no obligation to list your home.

+Should I renovate my older home before selling?

Not necessarily. Some improvements may help, while others may cost more than they're worth. I once advised a seller against removing a wall between their kitchen and dining area because, in their particular situation, the expense wasn't likely to improve the selling result enough to justify it. I want to help you spend money where it makes sense.

+What if I haven't sold a home in 20 years?

You don't need to know how today's selling process works before contacting me. We'll discuss your home, your goals, and your timeline. I'll explain the steps, help you evaluate preparation and pricing decisions, and personally guide you through offers, inspections, negotiations, and closing.

+What happens if an inspection raises concerns?

First, we'll review the findings and understand what they mean. Depending on the issue, we may need an evaluation or estimate from a qualified professional. I'll help you understand your options and negotiate the appropriate next steps based on the contract and your circumstances.

+Can you help me sell and buy a home at the same time in Johnson County, KS?

Yes. The right approach depends on your finances, timing, comfort with overlapping ownership, and the market for both properties. We'll discuss how to prepare your current home, evaluate potential timelines, and consider what happens if one transaction moves faster than the other.

+What if my home isn't getting showings or offers?

We'll review showing activity, buyer and agent feedback, and competing listings. If the feedback points to pricing, we'll discuss whether an adjustment makes sense. If buyers are concerned about a maintenance issue, we may investigate that concern and evaluate possible solutions. I believe in responding to what the market is telling us rather than simply waiting and hoping.

+How does your background as a real estate attorney help me as a seller?

Before focusing on real estate sales, I practiced as a real estate attorney. That experience helps me read contract terms closely, notice details that deserve a second look, and explain them in plain English, so you understand what you're agreeing to during negotiations, inspections, and other important decisions. I'm a non-practicing attorney, and I don't provide legal advice or legal representation through my real estate services. Legal matters should be handled by a licensed practicing attorney.
